What is the amount of real estate capitalization ?

Calculation of the surplus value :
The gross capital gain in Israel is 25% and corresponds to the difference between the sale price of an asset and its purchase price.

The assignment price

The assignment price is only the sale price :

  • plus charges and indemnities paid by the purchaser and provided for in the deed of sale.
  • minus the charges incurred at the time of the transfer (those related to the real estate agent or lawyer, for example), provided they can be justified.
The acquisition price

The acquisition price corresponds to the price at which the seller had acquired the property :

  • plus charges and indemnities paid to the owner at the time of purchase.
  • plus acquisition costs :
    recording rights
    or VAT paid at the time of acquisition, legal fees ...
  • plus the cost of roads, connection to networks and supported distributions.

If the property was acquired free of charge, that is to say as part of an inheritance or a gift, these acquisition costs increase the market value mentioned in the deed :
plus expenses incurred in connection with works (construction, reconstruction, expansion, or improvement), provided that the amount can be justified, which implies being in possession of the invoices issued by the companies that carried them out.
